• Reservations / Deposits:  The greater of one night’s room and tax or 50% deposit is required at booking. Please be advised that online bookings charge 50% automatically and we will charge the balance of one night reservations manually. Confirmation will be sent to you by email. We regret that deposits and payment will not be refunded on early departures. 
• Cancellation: A $75 fee is applied to all cancellations. Rooms and suites reservations canceled 14 days prior to arrival will be fully refunded minus the fee. Resort credit will be issued to guests canceling between 14 and seven days of arrival. Deposits are forfeited on reservations canceled within seven days of arrival. Villas and Cottage reservations canceled 90 days prior to arrival will be fully refunded minus the fee. Resort credit will be issued to guests canceling between 90 and 60 days of arrival. Deposits are forfeited on reservations canceled within 60 days of arrival.
• Day Visitors:  If you anticipate having guests visit for the day, please note that space during peak season is limited and we do charge a fee. All guests should register at the front desk upon arrival. Daily vehicle and per person charges for adults and children will apply.
• Parking:  One parking spot is permitted for each room or suite. Two parking spots are designated for villas, two-bedroom suites and the cottage. Parking for additional cars is an additional daily fee of $25 per car and the vehicles must stay parked at the Breezeway (additional cars are not allowed to park at the beach). Parking for additional cars is assigned based on availability and may be at an off site location. 
• Check-In and Checkout:  Check-in is 4:00 p.m. for rooms and suites; 5:00 p.m. for the Cottage or the Villas.  Registered guests are invited to enjoy the facilities prior to check-in time and after checkout. Checkout time is 11:00 a.m. Departing guests are invited to use the facilities immediately after checkout time. However, we ask that you please notify the front desk of your plans. A bathroom and shower are available for guests wishing to freshen up prior to departure. Guests checking in must be 21 or older.
• Smoking:  Smoking is prohibited in rooms, on the  Breezeway Beach and pool area.   If there is evidence of smoking in your guestroom, suite, villa or cottage, you will be charged $500 for the cleaning of that unit.
• Pets:  We regret that pets are not permitted. We do not allow Emotional support animals.  Only Service animals allowed.
• Bicycles: Bicycles are signed out on a first come, first served basis and can be used for up to three hours at a time. 
• Peace and Quiet:  The Breezeway encourages a quiet, relaxing, family atmosphere to be enjoyed by all guests at all times. Guests who make excessive noise, damage the property, exceed occupancy requirements or fail to act as directed by the staff of The Breezeway will be immediately evicted without any refund.
• Housekeeping: Daily housekeeping is provided on all rooms and suites. Housekeeping in the cottage and the villas are provided once a week on weekly rentals. Fresh towels and linens may be exchanged at our front desk between scheduled cleaning.
