Reservation Policies
Minimum nightly stay requirements apply during certain dates. Shorter stays may become available on a first come first serve basis. Surcharges may apply.

Deposit by check or credit card is required to secure all reservations.
One night’s room and tax or 50% of the total stay, whichever is greater, will be charged to the credit card on file at time of booking.

A check deposit is due 3 weeks prior to the reservations arrival date. Deposits will be credited to your folio at check in. We regret that we cannot refund deposits for early departures.

Cancellation Policies
Rooms & Suites: Deposits on all rooms and suites will be refunded minus a $25 fee when cancellation notice is received no less than 15 days prior to arrival. Letters of credit good toward a future stay at the Breezeway will be issued for reservations cancelled no less than 7 days prior to arrival. Cancellation notice received less than 7 days prior to arrival will result in forfeiture of deposit.

Villas& Cottage: Deposits on villas will be refunded minus a $25 fee when cancellation notice is received no less than 90 days prior to arrival. Letters of credit good toward a future stay at the Breezeway will be issued for reservations cancelled no less than 60 days prior to arrival. Cancellation notice received within 60 days of arrival will result in forfeiture of deposit.

Check-In & Check-Out Times
Check-in is 3:00 p.m. Registered guests are invited to enjoy the facilities prior to check in time.
Check-out time is before 11:00 a.m.. Departing registered guests are welcome to use the facilities immediately after check out time, however, we ask that you please notify the front desk of your plans. A bathroom and shower is available for guests wishing to freshen up prior to departure.

General Policies
Smoking is now prohibited inside of any room, suite, villa, cottage or common rooms at the “Resort” or “Maria’s Suites”. Smokers are welcome to smoke outside.

We regret that pets are not permitted at the Breezeway, however, we will be glad to assist in finding a pet resort..

Parking is limited to one space per unit and each vehicle must display a Breezeway Resort parking permit. Additional passes may be purchased.

Each visiting friend and/or family member is charged the same rate as overnight guests.
